Australia’s property market is showing strong momentum as the Spring selling season begins, with new data from property marketplace Domain revealing key home design trends favoured by buyers.

Domain’s latest research highlights that practical, comfort-focused features are now top priorities for Australian buyers. Ensuites, walk-in wardrobes, and bathtubs are ranked higher than luxury features such as pools or wine cellars.

According to the data, 62% of buyers consider an ensuite a must-have, 50% view a walk-in wardrobe as essential, and 36% still prioritise bathtubs.

Across the combined capital cities, new property listings reached their highest level on record for August, marking the second consecutive month of growth in supply. This surge is the highest since March 2022 and reflects an annual increase for the fifth month in a row, Domain reported.

Auction volumes are also unseasonably strong, with 1,596 auctions held nationwide over the past weekend, indicating robust activity from both buyers and sellers looking to take advantage of current market conditions.

The data also identified additional design trends driving demand. Half of Australian buyers now prioritise sustainability features, including energy-efficient designs, reflecting a growing preference for eco-friendly living.

Single-storey homes are increasingly in demand, with 43% of buyers opting for properties without stairs. Natural light and outdoor living areas are also high on buyers’ lists, with 45% seeking bright interiors and 50% prioritising outdoor entertaining spaces.

In addition, 51% of Australians ranked having a garden as more important than having high-tech security systems, underscoring a preference for lifestyle amenities over technology-driven security solutions.

“With supply continuing to increase, Aussie homebuyers may be making their dream home wish lists more specific as the market transitions in favour of buyers,” said Nicola Powell (pictured above), chief of research and economics at Domain.

“Spring has kicked off with remarkable momentum, and with the surge in supply, comes more choice and time to make decisions. Homebuyers should feel more confident about finding a property that suits their lifestyle with fewer compromises on key features.”
