Auction volumes rebound after Easter dip

Auction activity is expected to bounce back in Australia’s capital cities, with 1,092 homes scheduled to go under the hammer last week — a rise of nearly 70% from the 644 auctions held the previous week.

CoreLogic, however, noted that volumes remain significantly lower than a year ago, down 44.4% from the 1,964 auctions recorded in the same period of 2024.

The rise in activity follows the Easter lull but may still be tempered by another long weekend, with the ANZAC Day public holiday falling on a Friday.

Melbourne is expected to be the busiest auction market, with 446 scheduled auctions, triple the previous week’s 148. That figure, however, is well below the 893 auctions held during the same week last year. Sydney follows closely, with 438 homes set to go to auction — up from 359 the previous week, but still behind last year’s 667.

Among the smaller capitals, Brisbane leads with 95 scheduled auctions, ahead of Adelaide (79) and Canberra (29). Perth is expected to see just five auctions, while Tasmania has none on the calendar.

According to CoreLogic, close to 1,500 homes are currently scheduled for auction across the capitals this week.

Auction activity was subdued during the week of the Easter long weekend, with just 644 properties taken to market across the combined capitals. This marked a sharp drop from the 3,066 auctions held the week prior and was also down from 1,900 auctions this time last year. “With the lower volume, last week’s auction statistics should be interpreted with some caution,” said Caitlin Fono (pictured above), research analyst at CoreLogic Australia.

The clearance rate across the combined capitals dropped to 57.6%, the weakest result of 2025 so far, excluding January’s typically volatile numbers. In Melbourne, only 148 homes were auctioned that week, down from 1,382 the week prior and 906 a year earlier. Melbourne’s clearance rate slipped to 58.8%, the first time it dipped below 60% since early February.

Sydney hosted 359 auctions that week, compared to 1,282 the week before and 602 in the same week of 2024. The city’s clearance rate remained under 60% for the fourth consecutive week, sitting at 59.6%, slightly higher than the previous week’s 58.5%.

Across the smaller capitals, Brisbane held 60 auctions, followed by Adelaide (48) and Canberra (27). Adelaide led in clearance rates at 60.4%, while Brisbane recorded the lowest at 43.3%. Just two homes went to auction in Perth, with one resulting in a sale, and no auctions took place in Tasmania.
