Domain released its list of the top 10 properties viewed by area in 2023, with some surprising results.
Property experts agree it’s the property’s description, photos, and location which makes a property stand out across a range of different property price points.
Alastair Mairs (pictured above left), director of real estate firm The Property Bureau, based in Melbourne’s Hawthorn, said he wasn’t surprised to see 14 Charming Street in Hampton East, Melbourne, appear at the top of the national list of most viewed properties.
Plenty of interest in property listings, programs
The Hampton East property was also the most-viewed Melbourne property.
Mairs said some key areas of Melbourne, including Hampton East, were attracting strong demand with plenty of homebuyers looking within the $2.5 million to $3.5 million range.
Lack of property on the market drives demand
“There's been such a lack of stock in that market that people have often been looking for the past six months,” Mairs said.
“We're even having conversations just this week, four or five days before Christmas, where people are saying ‘Can you help us next year because we've been looking for the last three to six months and haven't found anything that ticks the boxes’. It’s still a competitive market for sure.”
Mairs said he was not surprised property listings and property-focused television programs had attracted a lot of interest.
“I think everybody's got an opinion on real estate not only in Melbourne, but everywhere,” Mairs said. “We all live in and rent somewhere and have a dream of what we'd like to try and buy some day.”
Mairs said people often browsed listings and watched television programs to get inspiration and “that's why I think programs like The Block continue to do well every year”.

Photos and keywords crucial to attract buyers
Domain economist Dr Nicola Powell (pictured above right) said “great photos and a captivating blurb” also helped attract people to view property listings, as did the use of keywords or phrases which matched with buyers’ wish lists and were searched more frequently, such as granny flats, swimming pools etc.
Powell said, despite buyers finding a property which met their needs, limited affordability and reduced borrowing power in 2024 could hinder their ability to afford the property they wanted.
According to new data from Domain, combined capital new listings experienced a decline in November, following a 17-month high in October. However, the listing still reached their second-highest point for 2023.
