Gen H, Legal & General Surveying Services, and Rightmove have worked together to launch a new property decisioning engine aimed at speeding up and improving property valuations.
Developed by Legal & General Surveying Services, the tool integrates extensive data sets and automation to streamline the valuation process and ensure suitability for lending purposes. It uses proprietary data, third-party sources, and surveyor expertise to assess whether a property meets the lender’s security criteria or if further physical inspections are needed. The system operates in line with the lender’s policies, aiming to reduce delays in the mortgage process.
One of the key features of the engine is its ability to manage post-valuation queries more efficiently. In cases where additional information is required, certified surveyors handle the responses directly, enabling faster resolutions and minimising stress for customers. The streamlined approach is designed to shorten the homebuying process and provide greater certainty to all parties involved.

Ed Burgess (pictured right), strategic manager in data services at Rightmove, said the tool is just one of a number of innovative products that will impact the way decisions are made during a property transaction.
