New tech-driven property valuation tool launches

Gen H, Legal & General Surveying Services, and Rightmove have worked together to launch a new property decisioning engine aimed at speeding up and improving property valuations.

Developed by Legal & General Surveying Services, the tool integrates extensive data sets and automation to streamline the valuation process and ensure suitability for lending purposes. It uses proprietary data, third-party sources, and surveyor expertise to assess whether a property meets the lender’s security criteria or if further physical inspections are needed. The system operates in line with the lender’s policies, aiming to reduce delays in the mortgage process.

One of the key features of the engine is its ability to manage post-valuation queries more efficiently. In cases where additional information is required, certified surveyors handle the responses directly, enabling faster resolutions and minimising stress for customers. The streamlined approach is designed to shorten the homebuying process and provide greater certainty to all parties involved.

“The launch of the property decisioning engine allows us to get answers for our customers sooner, which can make all the difference to those going through a property transaction,” said Karen Appleton (pictured left), head of lending at Gen H. “This, like all of the innovation that we prioritise as a team, is about creating better customer outcomes.”

“We’re delighted to be partnering with Gen H and Rightmove to deliver an innovative property decisioning engine that effectively combines data and surveyor expertise to provide both speed and certainty to the property valuation market,” added Kevin Roberts (pictured centre), managing director at Legal & General Mortgage Services.

Ed Burgess (pictured right), strategic manager in data services at Rightmove, said the tool is just one of a number of innovative products that will impact the way decisions are made during a property transaction.

“We’re constantly looking at ways we can help to speed up and improve the home-moving experience for our partners and their customers,” he added. “By utilising Rightmove’s property data, the property decision engine will help lenders determine the type of valuation required for a home more efficiently and with a higher degree of confidence.”
