MDA SearchFlow will act as an intermediary between law firms and the Land Registry in order to provide a number of value-added conveyancing services, based on current Land Registry data, in conjunction with MDA SearchFlow's existing Land Referencing service, hosted data, and mapping tools.

MDA SearchFlow will offer a Hosted Land Referencing Solution, whereby all interested parties and stakeholders are provided with access (via a secure hosted site) to open-ended, client-driven set of data layers, overlaid on an OS map using Geographic Information System (GIS) technology to provide a shareable view of the development site. Possible data layers may include HMLR title information, Local Authority Searches, flood, contaminated land and utility information, highways and water searches.
In developing the new service MDA SearchFlow will be working with the Land Registry as an intermediary on behalf of the England & Wales legal marketplace, with a specific focus on land information for commercial property development. The first contract for the new service, already in place, will provide data intelligence for a leading UK law firm and its client for a large-scale urban redevelopment project.
"Commercial property lawyers often need to consider a wide range of legal issues related to commercial developments, over a long time frame, and using comprehensive information that has been compiled from a number of different sources," added Andrew Lloyd. "Even though multiple stakeholders often need to view this data, existing paper-based methods of obtaining information on commercial property can be extremely fragmented. However, by accessing this vital Land Registry data electronically through MDA SearchFlow's robust online systems, it will be much easier to share this information between suppliers, lawyers and clients – both remotely and securely."
