In the second quarter 40% of landlords saw increased tenant demand after 38% saw an increase in the second quarter.
In the East of England nearly half (48%) of landlords experienced rising demand in both the first and second quarter.
Phil Rickards, head of BM Solutions, said: “There has been another small increase in tenant demand in the last quarter, and landlord activity in the market continues to increase as we move into the second half of the year.”
On the flipside in the North West and Scotland only 27% and 30% of landlords reported increasing demand.
Void periods have now fallen to an all-time low, as just 29% of landlords experienced a void period in Q2 2015, although a third (33%) faced tenant arrears in the past year.
Nearly half (46%) of landlords reported annual rent increases in Q1 2015.
The average buy-to-let portfolio is now worth £1.1m and generates a gross rental income of £51,000 a year.
