Data analysis reveals the best months for property selling success

February and March are historically the most successful months for UK home sellers, with properties listed during this period more likely to result in completed sales, new research from property website Rightmove has revealed.
The analysis, which examined millions of property listings since 2012, excluding 2020 due to pandemic disruptions, found that 66.3% of homes listed in February and March go on to sell — a higher success rate than any other month.
February also ties with January for the fastest time to find a buyer, averaging 51 days. March and April follow closely, with an average selling time of 52 days. Rightmove’s data suggests that those listing homes early in the year stand a strong chance of securing a sale relatively quickly.
The likelihood of completing a sale remains strong in April and January, which closely trail February and March in success rates.
Buyer activity has been strong in early 2025, adding to the positive outlook for sellers. Rightmove reports that inquiries from potential buyers have increased by 8% compared to the same period last year, while agreed sales have risen by 15%.
“These insights should make for encouraging reading for anyone thinking of listing their home for sale soon, as well as anyone who has already come to market this year,” said Steve Pimblett (pictured), chief data officer at Rightmove.
“The spring selling season is traditionally one of the busiest periods of the year for agents, and the signs of buyer activity we’ve been seeing are setting the scene for a positive one this year.”
Ben Hudson, managing director at Hudson Moody in York, emphasised the importance of presentation when selling a home. He advised sellers to de-clutter, address visible defects, and focus on kerb appeal by maintaining gardens and ensuring the home looks inviting.
“Small touches like tidying up the front garden and mowing the lawn can send out the message that your home is easy to maintain and well-kept,” he said.
